Welcome everyone to the new and improved Glennda Gazette, which is now officially called HER Real Estate. This facelift comes because I wanted my page to acknowledge my readers. So much of my audience is female and this is my way of showing y’all that I see you, I hear you, and I’m speaking to you because ours is a powerful community. Of course I love and respect my male readers, and y’all should equally feel at home here. But in an industry that’s 57% female, I thought it was time to use my brand to note that we are a force of nature.
This week’s topic is for everyone because we are inclusive here. We’re diving into the eternal question of timing, so let’s do it—together.
THE REALITY OF REAL ESTATE
How About Some Good News?
We have been living through relentless bad news cycles lately and we all feel it in our bones. The country is bracing for Hurricane Milton, coming in so quickly after Helene, which is all kinds of wrong. And let’s just say the political climate is equally scary.
So today, I think we need to talk about some good news. No, I don’t mean the fact that despite the darkness, at least we’re living in a timeline where Moo Deng and Pesto exist. (Both of these cuties are doing the heavy lifting when it comes to boosting our moods.) Instead, I’m talking about how housing sentiment has jumped to the highest level in over two years, according to Fannie Mae. According to Market Watch:
“Fannie Mae’s monthly Home Purchase Sentiment Index rose 1.8 points in September to 73.9. The HPSI uses information from Fannie Mae’s National Housing Survey, which goes back to 2010. The last time the index was at this level was in February 2022. That was right before the Federal Reserve began raising its benchmark interest rate in March 2022, which pushed up the 30-year mortgage rate over the next two years.”
There’s nothing wrong and everything right with the feeling of optimism. Sometimes a positive vibe is what we need to get the ball rolling, and the higher sentiment is definitely a mood that can only help. But if this news doesn’t put a little spring in your step, allow me to bring out the big guns:

Is Today a Good Day to Sell Real Estate?
Trick question—every day is a good day to sell real estate!
But is there a best day to list said real estate?
Last week, I raised the question on my Instagram if the day your listing goes live on the MLS makes a difference, in your opinion. (One of the reasons I asked is because right now, I am painfully low on inventory.)
Personally, if I'm listing, I post between Wednesday to Friday. My rationale is these days allow my listings to stand out for my sellers and it helps buyers plan what they’re going to look at over the weekend. However, I’m curious as to how everyone else handles new listings, because I don’t know that there’s one right answer, as every market has different conditions. I want to tap into what everyone here thinks because this community is a tremendous resource.
I specifically asked for feedback on the following questions:
Do you have a day of the week that you like to list houses?
Are you low on listing inventory?
If you’re a seller, is there a day of the week that you’d prefer for your home to go on the market?
If you’re a buyer, are you more likely to look at new listing on a certain day of the week—if so, what day is it?

Homeonanashvillehill said: As an agent, I like to put them on the market on Thursdays. For buyers coming into town, they’re usually here Fri-Sun. Thursday gives them something fresh to look at and they feel excited to have a chance to see something new.
(Makes a lot of sense. Many of y’all are Team Thursday, but there’s also a few Mondays in there.)
Officialdanielmorris said: As a buyer, I’d love for houses to come earlier in the week (Mon or Tues) because if I like it, I want to be in the house ASAP before the other buyers/weekend open houses.
Gabrielle.leoni said: As a buyer, I like to see new listings on Monday so I can plan accordingly and schedule a showing by Thursday or Friday to get first dibs.

Kimhamrickteam said: Typically, I like to do a Coming Soon one week prior and go live on Saturday, but not until after the Saturday open house. In this case, it doesn’t matter what day I list it. I am also extremely low on inventory and the house I have for sale won’t sell. Not many showings, either. In the beginning, it was overpriced but since come way down. Hopefully, it will sell soon. Two more listings coming soon, but these folks are in no hurry to list.

Lorischramekmortgages said: As a buyer, I would think I am more likely to see the new listings because there are fewer. And If I’m rebounding from a lost offer, I’m more motivated.
Therealdeborahmaciel said: Thursdays, our inventory is now between 1.5-3 months, depending which suburb, days on market now trickling down from July/August. Homes that list early in the week with no showings—I don’t prefer this strategy myself as buyers have shared their thought is the agent must be holding it back for their own buyers and perception is everything.

I’m revisiting another favorite today. I represented the buyer on this beautiful load of bricks and it’s one of the best homes I’ve ever seen for multi-generational living, with a full in-law suite in the basement, including their own garage door and entrance! (No wonder it had multiple offers!)
