For as hard as we work, sometimes it’s the littlest things that make all the difference. So today we’re going to talk about a case study I just created and how a few small tweaks led to an entirely new outcome—without a single price reduction.

The Case for Making a Case Study
There’s nothing better than being able to show a client the proof of concept. My favorite way to do this is to create a case study.
Here’s my newest: I was brought in as the second agent on this home at 4103 Brenda Drive in Decatur, Georgia. This little jewel box on a large lot had been languishing on the market for 135 days at a price point that would make people on the east and west coasts cry into their lattes. But it wasn’t moving and the poor sellers couldn’t understand why—they’d put so much work into it!
I am not kidding. They had:
Renovated the home completely with modern finishes
Used high quality materials
Added brand new appliances
Made the home crispy, clean, and move-in ready, with new AC, plumbing, and electric
Created energy efficiency with spray foam insulation
There was no reason this home shouldn’t have sold like hotcakes because all the buyer needs to bring is their toothbrush. Except there were reasons, and the reasons boiled down to the old agent not creating the listing with a buyer avatar in mind.
My team rolled in and we did a handful of small, but crucial things:
Removed the large tree blocking the view of the home
Hired a professional photographer
Virtually staged and enhanced those photos
Added floor plans
Created the listing with a specific buyer avatar in mind
Here’s the head-to-head of the old listing photos versus the new:

I can’t make a gray Georgia sky blue, and a brown winter lawn green in real life, but a little digitally enhancement makes a world of difference until Mother Nature can do it herself.


Literally not a thing is different, save for the photography quality. But one’s a film noir and one’s a romcom. (And I think we all know which movie I’d rather see.)


Lighting and virtual staging make this an entirely different room.


Heck, we didn’t even need staging; we just needed to show how bright and crispy it was.


Here you can see how new everything is, with the dishwasher still in its protective plastic coat.

Not a single thing here was difficult or expensive to execute, as the sellers had already put in the sweat equity. And the results? We went under contract within ten days of listing… without dropping the price a single cent!

Consider creating a case study on your own similar successes, because sometimes seeing is believing. And if you’re a baby agent and you don’t yet have your own sale to make into a case study, create one that came from within your brokerage!
